More Tacoma listings are meeting a market that is less forgiving
These numbers cover the three months ending August 31, 2026. That matters, because the market has kept shifting since then.
Realtor.com reported that 20.8% of listings nationwide had price cuts in September 2026. That is the highest share since October 2022. Buyers have more room to compare. Sellers have less room to guess on price.
Mortgage rates add to the pressure. Realtor.com said rates climbed above 7% in September 2026 for the first time since January 2025. That changes what a buyer can afford, and it changes how many buyers are out there.
What the local numbers show
Tacoma is not one market. Each ZIP code tells its own story. Here is what the Real Estate Data Aggregator counted across the parts of Tacoma it tracks.
ZIP 98424 stands out. The Real Estate Data Aggregator counted 5 months of supply there, up 3 months from the same period in 2025. Homes for sale rose 52.9% year over year. Sales fell 38.5%. The median sale price dipped to $510,000, down 6.8%. Days on market stretched to 19, which is 6 days longer than a year ago.
That is the softest corner of the market right now. But it is not the whole picture.
Some parts of Tacoma are still moving fast
ZIP 98403 had a median of just 7 days on market, 6 days shorter than a year ago. The Real Estate Data Aggregator found that 69.6% of homes there went under contract within two weeks of listing. Sellers averaged 101.1% of their list price.
ZIP 98406 was similarly quick. The Real Estate Data Aggregator counted a median of 6 days on market. Months of supply held at 1.7, unchanged from 2025. Sales rose 7.4% year over year and the median price reached $655,000, up 3.6%.
Where prices moved up and where they slipped
The Federal Housing Finance Agency reported U.S. home prices rose 2.4% from August 2025 to August 2026. Several Tacoma ZIP codes beat that pace. Others fell behind it. That gap between ZIP codes is exactly why a market-wide number can mislead.
Inventory is up almost everywhere
More homes for sale is not bad news on its own. It means buyers have more to look at. It also means sellers are competing with more neighbors. The Real Estate Data Aggregator counted inventory rising in every ZIP code it tracks.
ZIP 98465 saw the sharpest jump, with homes for sale up 75% year over year. Yet its months of supply is only 2, and 63.6% of homes there went under contract within two weeks. More listings came in, and buyers absorbed most of them.
What this means if you own a home here
Nationally, Realtor.com put the Seattle-Tacoma-Bellevue median home price at $749,970 in September 2026. Most Tacoma ZIP codes sit well below that. The spread is wide, and where your home sits in that spread shapes everything about how it sells.
Homes priced right are still selling above list in most ZIP codes. In 98418, the Real Estate Data Aggregator found that 54.6% of homes sold above list price. In 98465, it was 42.9%. In 98403, sellers averaged 101.1% of list. Price it well and buyers are still there.
Price it wrong and the story changes. ZIP 98424 saw only 12.5% of homes sell above list, down 26 points from 2025. Months of supply there hit 5. That is what happens when a ZIP code has more homes than buyers can absorb at current prices.
- More inventory, a four-year high in national price cuts, and rates above 7% all point the same direction.
- Buyers have more choices.
- That means sellers who price carefully and prepare their home well are the ones who still get strong results.
- The data backs that up, even now.
One more thing worth knowing: 98416 and 98421 are not covered by the Real Estate Data Aggregator for this period. What you read here about those parts of Tacoma comes from the national website data alone, not from a count of homes sold there.
And within any ZIP code, one street can read very differently from the ZIP as a whole. A smaller pool of sales, a different mix of home sizes, a street that faces a park or a busy road. The ZIP code number is a starting point, not the whole answer.
