More Bremerton listings are giving buyers a little more room
The one fact that changes what a seller should do right now: the Real Estate Data Aggregator counted 301 homes for sale across Bremerton in the three months ending August 31, 2026. That is up 10.7% from the same months of 2025. More competition means pricing and preparation matter more than they did a year ago.
Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Bremerton is moving in the same direction. More supply is real. But buyers are still showing up.
Pending sales rising 8.1% tells you buyers are still active. Homes sold dipped 2.1%. That small gap is worth watching. It means more homes are going under contract, but not all are closing yet.
How each ZIP code read in the three months ending August 31, 2026
The market is not one thing. Each ZIP has its own pace. Here is what the Real Estate Data Aggregator counted.
98311: still the fastest ZIP in the area
The Real Estate Data Aggregator counted a median of 7 days on market in 98311 for the three months ending August 31, 2026. That number did not change from 2025. Homes here are still moving quickly. The median sale price came in at $527,796, up 5.9% from the same months last year.
68.3% of homes in 98311 sold above list price. That is up 13.5 points from 2025. Buyers are still competing here, even as inventory rose 10.6%.
98312: more homes, prices holding steady
The Real Estate Data Aggregator counted 117 homes for sale in 98312, up 28.6% from 2025. That is the biggest inventory gain of any ZIP here. Prices held: the median sale price was $515,312, up just 1% from last year.
Not every home in 98312 sold with a bidding war. 48.1% sold above list price, down 7.9 points from 2025. That is still nearly half. But sellers who price past what the market supports are feeling it.
98310: tight inventory, strong offers
98310 is the one ZIP where inventory fell. The Real Estate Data Aggregator counted 31 homes for sale, down 34% from 2025. Fewer choices for buyers meant stronger offers. 59.4% of homes sold above list price.
The median sale price was $465,312, up 0.6%. Days on market came in at 10, two days longer than 2025. A small slowdown, but still fast.
98337: the most active shift in the area
98337 saw the sharpest jump in sales. The Real Estate Data Aggregator counted 34 homes sold, up 47.8% from 2025. Pending sales rose 46.4%. The median sale price reached $421,322, up 10.8%.
Inventory here actually fell 17.6%, to just 14 homes for sale. That is a very thin supply. 50% of homes sold above list price, up 6.5 points from last year.
98383 (Silverdale): more listings, prices dipped a little
Silverdale's 98383 had the highest median sale price among the Bremerton ZIPs at $598,450. But that number slipped 2.5% from 2025. Inventory rose 28%, to 64 homes for sale. More supply, slightly softer prices. That is the honest read.
Even so, 54.7% of homes went under contract within two weeks of listing, up 12.7 points from 2025. Buyers are moving fast when the right home appears.
98380 (Seabeck): higher prices, longer waits
Seabeck's 98380 had the highest median sale price at $745,000, up 14.6% from 2025. But homes took a median of 37 days to sell, seven days longer than last year. Only 5.9% sold above list price, down 22.7 points.
This ZIP moves at its own pace. Fewer homes, longer timelines, and buyers with more patience. Pricing carefully matters more here than anywhere else in this market.
What the national picture adds
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Bremerton's ZIPs mostly tracked that or beat it, with 98380 and 98337 well ahead and 98383 slightly behind.
Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That matters for buyers doing the math. A higher rate means a higher monthly payment on the same price.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Bremerton is not immune to that pressure, especially in ZIPs where inventory rose the most.
- Inventory is up 10.7% across Bremerton, and pending sales rose 8.1%.
- Buyers have a few more options.
- Sellers have more competition.
- Prices are mostly holding, but the margin for overpricing is thinner than it was a year ago.
- The fastest ZIP is 98311 at 7 days.
- The slowest is 98380 at 37. One ZIP does not tell the whole story.
One street can read very differently from the ZIP code around it. If your home is near a park, a school, or a waterfront stretch, the numbers above may not reflect what buyers will actually pay for your specific address.
