Gig Harbor listings fell, but sales still rose

The number that matters most right now: the Real Estate Data Aggregator counted 242 homes sold across Gig Harbor in the three months ending July 31, 2026, up 3% from the same months of 2025. That happened even as new listings dropped 12.2% over the same period. Buyers showed up. There were just fewer homes waiting for them.

Nationally, Realtor.com reported pending sales slipped 0.2% year over year in August 2026. Gig Harbor did not follow that script. Sales rose. That does not mean every street moved the same way, but the overall direction here ran opposite to the national trend.

New listings fell. That changes things for buyers.

Fewer fresh listings mean buyers see the same homes longer. The Real Estate Data Aggregator shows homes for sale actually edged up 4.3%, so some of that inventory is older stock sitting. If you are buying, the pipeline of truly new choices thinned out. If you are selling, a well-priced home still finds a buyer.

How each ZIP code read differently

This is where the story splits. The three ZIP codes that make up Gig Harbor each told a different version of the same market.

98335: steady and quick

The Real Estate Data Aggregator counted 113 homes sold in ZIP 98335, up 13% from a year before. The median sale price came in at $960,000, up 2.4%. Homes sat for a median of 13 days. That is 5 days longer than last year, a small but real shift. Still, 55.3% of homes went under contract within two weeks of listing.

Not every home sold above asking. The Real Estate Data Aggregator shows 28.3% sold above list price in 98335, down 4.7 points from last year. Homes are still moving, but buyers are not stretching quite as far.

98332: the sharpest price gain

ZIP 98332 saw the biggest price jump. The Real Estate Data Aggregator put the median sale price at $999,950, up 7.5% from the same months of 2025. The average home sold at exactly 100% of list price. That is up 0.6 points from a year before. And 33.3% of homes sold above list, up 7.7 points.

New listings in 98332 fell 12% from a year before, the Real Estate Data Aggregator shows. Fewer choices, prices climbing. Months of supply dropped to 3.2, down 0.3 months from last year. That is a tighter shelf than it looks.

98329: a slower pace, worth knowing

ZIP 98329 is the one that reads differently. The Real Estate Data Aggregator counted 36 homes sold, down 26.5% from a year before. Median days on market hit 37 days, 23 days longer than the same period in 2025. That is a real change in pace.

Prices still rose. The median sale price in 98329 was $645,000, up 5.7%. But only 35.7% of homes went under contract within two weeks, down 30.3 points from a year before. Homes are selling. They are just taking more time to find the right buyer.

What the national picture adds

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Gig Harbor's two larger ZIP codes beat that pace. The FHFA also reported a 0.3% monthly gain in July, seasonally adjusted, so the broad trend is still positive, just modest.

Mortgage rates are a real factor right now. CNBC reported the average 30-year fixed rate hit 7.45% on September 24, 2026. That is real money on a monthly payment. It likely explains some of the caution you see in pending sales and longer days on market.

Realtor.com reported that nationally, 20.4% of listings saw a price cut in August 2026. Median list prices nationally fell 1.3% year over year that same month. Gig Harbor's sold prices moved up, not down. That gap between national list prices and local sold prices is worth keeping in mind when you read the big headlines.
