Gig Harbor is splitting into three different markets

By Lisa Wray
Real estate, Gig Harbor

Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. That is the backdrop. But Gig Harbor is not one market right now. It is three. And the gap between them is wide enough to matter, whether you are buying or selling.

The supply gap, in plain numbers

Months of supply tells you how long it would take to sell every home on the market at the current pace. Under three months generally favors sellers. Above four tends to favor buyers. Gig Harbor sits in all three places at once, depending on your ZIP code.

98335 has 2.2 months of supply, according to the Real Estate Data Aggregator. That is the tightest of the three. Sellers there have less competition and buyers have fewer choices. 98332 sits at 3.8 months, up 0.6 months from a year ago. 98329 is in the middle at 3.1 months, though it rose 0.9 months from last year. Supply is growing in two of the three ZIPs. That shift takes time to feel, but it is real.

How fast homes are moving

Speed is where the three ZIPs pull furthest apart. The Real Estate Data Aggregator counted median days on market for the three months ending August 31, 2026.

98332 moved fastest at 13 days, 9 days shorter than the same period in 2025. 98335 came in at 16 days, though that was 4 days longer than a year ago. 98329 sat at 31 days, which is 19 days longer than last year. That is a meaningful shift. Homes in 98329 are taking nearly twice as long to sell as homes in 98332.

98329 had the biggest price gain, up 14.4% from a year ago according to the Real Estate Data Aggregator. But it also had the fewest sales, 36, and the slowest pace. Prices can rise even when a market slows, especially when fewer homes sell and the ones that do are priced well. 98332 saw prices climb 8.8% and homes sold fastest there. 98335 had the most sales at 121, with prices up 4.9%.

The share of homes that sold above list price dropped 11.5 points in 98329, per the Real Estate Data Aggregator. That is a notable shift. In 98332 it rose 5.4 points. In 98335 it dipped 1.2 points. Those moves tell you something about where buyers feel pressure and where they have room.

In 98335, 48.3% of homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That is nearly half. In 98332 it was 42.7%, and in 98329 it was 35%. In 98329, that share fell 18.6 points from a year ago. Buyers there have more time to think. In 98335, the share actually ticked up 0.4 points.

The wider picture

Across all three ZIPs together, the Real Estate Data Aggregator counted 245 homes sold in the three months ending August 31, 2026. That is down 6.5% from the same period in 2025. Pending sales across the three ZIPs came in at 272, down 9.9% year over year. Fewer deals are closing across Gig Harbor as a whole, even as prices in each ZIP are still rising.

Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. All three Gig Harbor ZIPs outpaced that. Even 98335, the slowest of the three at 4.9%, beat the national figure. That context matters when you are thinking about what your home is worth relative to the broader market.

In short
  1. 98335 is tight and fast, with 2.2 months of supply and homes going under contract in 16 days.
  2. 98332 is moving quickly too at 13 days, but supply grew and pending sales fell.
  3. 98329 is the slowest of the three at 31 days on market, with supply rising and fewer homes selling.
  4. Same town, three different realities as of November 1, 2026.

One more thing worth knowing. Even within a ZIP code, one street can read very differently from the numbers above. A cul-de-sac with water views and a block of inland homes do not behave the same way, even if they share a ZIP code and a school district.
